Timberwalk Crime Analysis for Texas Cases

Reported crime data organized around the Timberwalk factors

In Texas premises liability cases, courts look at prior crime at and near the property using the factors from Timberwalk Apartments, Partners, Inc. v. Cain, 972 S.W.2d 749 (Tex. 1998). Crime Search, Inc. prepares crime data reports organized around those factors for plaintiff and defense attorneys.

Crime Data Organized by Factor

Our Timberwalk reports present the law-enforcement-reported crime data in a structure that lines up with each factor, so attorneys and their experts can apply it to the case.

FactorHow the crime data is presented
ProximityReported crime at the property itself, its common areas, and within defined radii such as 1/4 mile and 1/2 mile.
RecencyReported crime by year for the period before the incident date, with the incident date itself excluded.
FrequencyCounts by crime category for each area and time period, including how often a crime was reported on average (for example, one reported violent crime every X days).
SimilarityCrimes grouped into consistent categories (murder, sexual assault, robbery, aggravated assault, burglary, theft and auto theft) so the incident can be compared with prior reported crime.
PublicityWhere requested, documentation of how prior crimes at or near the property were publicly reported.
